Property description:

Aitkin County Estate (ACE) is the premier gated estate located in the covenant restricted Community of Wild Oak Development north of McGregor, Minnesota on Lake Minnewawa. The Park Reserve covers approximately 50 square miles of Pine forests and dozens of remote lakes. The wooded located is about 5 miles south of the Continental Divide.

Planning & construction:

A great deal of research, design and craftsmanship was invested into this home beginning in 1999. Dozens of designers, builders and excavators from around the State came to this community to construct this large custom home. Over 100 contractors provided building trade expertise and were assigned to specific tasks led by General Contractor, Jeff Gearhart. Jeff managed and operated the local Redi-mix operation in McGregor at one time. The high-grade #1 lumber and truces for the project were shipped from Becker, Minnesota. Jeff has supervised construction projects for over 25 years.

Structural integrity:

The home includes a commercial foundation that exceeds County and State codes. The 12” block is 5 courses deep. This eliminates any possibility of movement in the structure caused by winter frosts or heavy precipitation. Below that, the concrete footings are 8 to 12” inches thick with embedded reinforced steel and fiber-mesh. The walls of the foundation are protected with treated insulation that doubles the insulation value of the foundation. The foundation was insulated and covered for one winter season in order settle before framework began. Washed sand is packed around the 12” to 24” forced air piping underground that keeps the home warm and cool from season to season. The two ground level floors include commercial grade drain tile and a sump pump system. This is only used during extreme precipitation conditions. Since 2000 the pump has ran twice. Four gutters capture run off from three roof-lines minimizing sump pump usage, ice build-up and asphalt roof wear. Drainage is available for softener, water heater and air conditioner. Construction included custom built floor and ceiling truces and 2 x 6 construction. TyVek sealing increase heating and cooling efficiency. Vinyl siding is easy to maintain with a quick power washing.

Well and Septic System:

The home is equipped with it’s own tested water well and septic system. The well is tapped into an underground spring that’s over 200 feet deep. Water is filtered with an inbound filter for pulling impurities and later treated with salt for softness only on a demand basis. The septic system includes a septic tank and mound that easily accommodates a large family. Since the home is rarely used the tank is pumped every 3 years for non-biodegradable content. 99.9% of the contents breakdown and are pumped into the mound located in the natural hill adjacent to the home. There are no back ups to date into the home or order associated with this system.


Heating and Cooling Systems:

The home is equipped with state-of-the-art (off-peak energy efficient) furnace, central air and hot water systems. Since off-peak rates about half the the cost per kilowatt. Annual costs for these electrical and boiler systems average between $2000 and $3000 depending on occupancy. The home faces the south and includes upgraded Anderson Windows that provide solar heating.

Flooring:

The floors are insulated and include a self-leveling sub-floor that provides added insulation and a level surface for the ceramic tile. Berber carpet and upgraded padding throughout the home make clean up easier and added floor life. The garage floor is treated with an epoxy flooring for a chip resistance and easy clean up. In addition, the floor is tapered out for sweeping moisture into a floor drain of the apron.

Bathrooms:

3 toilets, 2 showers and 1 Pearl Hot tub will accommodate multiple guests at once. The master bath includes vast storage built-ins and cabinets. Above the hot tub is a ceiling window for additional natural lighting. The garage is equipped with service outlets for accommodating 220 volt hot tubs pumps and heaters. The lower level is vented and plumbed for 110 voltage hot tubs or a sauna.

Fireplace:

The propane fireplace is wired to a wall thermostat for controlling the temperature in the dinning room. One 100 lb. tank of propane gas generally lasts 1 to 2 years with regular use. In the event of a power outage, the fireplace is rated to heat the main living space.

Wood work :

Cabinetry doors, kitchen and bathroom cabinets, most of the doors and trim are solid oak.


Excavating:

Driveway includes class 5 and crushed rock. Entrance has an automatic opening aluminum gate with concrete footings and slab. Two ponds and scallop fountain provide natural and relaxing sounds of water splashes. Lawn is seeded that with stands drought and returns after extreme heat.

Infastructure:

The home includes a category 5 computer network, coaxial cable, stereo speaker wiring and telephone jacks in most rooms. House wiring exceeds State code requirements.
